March Newsletter

We hope that you enjoyed your February.  We are now going to post our monthly newsletters at the beginning of the month rather than the end of the month. Happy First Day of March!   Here is a brief Market Update for our four main counties: 

 

Collin County: 

Median Sale Price

February 2016- $281,250

February 2015- $265,000

January 2016-   $277,000

The median sale price has increased 6.13% YOY and 1.53% increase since last month.  Inventory is currently at 3 months which is the same as this time last year. 

 

Denton County: 

Median Sale Price

February 2016- $245,000

February 2015- $231,038 

January 2016-   $247,000

The median sale price has increased 6.04% YOY and decreased slightly from last month at -0.8 %  Inventory is currently at 3 months which is less than the same time last year when inventory was at 4 months. 

 

Cooke County: 

Median Sale  Price

February 2016- $139,750

February 2015- $112,500

January 2016-   $158,250 

The median sale price has increased 24.22% YOY and decreased -11.69% from last month.  Inventories are not low in Cooke County.  Currently at 12 months which is the same as this time last year. 

 

Grayson County:

Median Sale Price

February 2016-  $131,750

February 2015-  $125,450

January 2016-    $125,450 

The median sale price has increased 5.02% YOY and decreased -4.6% since last month.  Inventories 9 months which is less than they were at this time last year when inventory was 12 month.  

 

 

We continue to see growth and increases in the median sale price for Collin and Denton Counties.  Cooke and Grayson counties are more rural with a lower number of sales thus market fluctuations are more typical.
